Terms and Conditions

As a landlord, you are accountable to abide by certain ordinances. It’s your responsibility to make sure that the property adheres to all landlord Health and Safety regulations. In the event of the property being lease held, you will have to meet with the ground rent and service charges payments.

Landords Statutory Obligations

Being a committed landlord, you have to comply with the following statutory obligations.

The Furniture and Furnishings (Fire) (Safety) Regulations 1988 and The Furniture and Furnishings (Fire) (Safety) (Amendment) Regulations 1993

All furniture supplied to the property forming part of the letting, should conform to these regulations. Failure in doing so shall be deemed as an illegal letting of the property.

The Gas Safety (Installation and Use) Regulations 1998

All the appliances and pipe works in tenanted properties should be in safe and sound conditions avoiding the danger of any risk or injury to any person. Landlords should be responsible and accountable for the same.

A Gas Safe qualified engineer should carry out all the appliances and pipework checks, and a record of this safety procedure should be supplied to the Local authority and a copy kept by Fast Property Management. Where we are instructed to manage a property, we will accordingly arrange for a gas safety check to be conducted (unless a current Gas Safety Record is available) and every 12 months thereafter.

The Electrical Equipment (Safety) Regulations 1994

ALL electrical appliances and the electrical supply should be guaranteed to be safe by the landlords, to prevent the risk of any danger. From 1st January 1997, all new electrical appliances must carry a 'CE' mark and instruction booklets or explicit working instructions must be provided. Any installations of new plugs and sockets must also comply with regulations.

The Building Regulations 1991: Smoke Alarms

All properties must be fitted with mains-operated interlinked smoke detectors/alarms on each floor.

Marketing

To ensure prompt occupancy of your property, it needs to be marketed and advertised. Fast Property Management requires to have your permission to place marketing boards on rented properties.
